Does Solar Increase Property Value? What the Data Says for Australian Homes
Solar Power: A Smart Investment for Your Home
Going solar isn’t just about saving on energy bills or reducing your carbon footprint, it’s also a smart investment. This is according to Domain’s 2025 Sustainability in Property Report, with potential buyers prioritising lower energy bills, comfort, and reduced environmental impact more than ever before.
The report states that energy-efficient homes are selling for an average of $118,000 more than standard homes across Australia. With cost-of-living pressures, rising energy prices, and growing climate awareness, buyers are actively searching for energy-efficient features that offer long-term savings and environmental benefits. Also, Australia’s move to electrification continues to gain momentum, with a growing shift towards using renewable electricity to power various aspects of everyday life, including heating, cooking, and transportation.
What the Data Says
- Houses with solar panels sold for an average of $140,000 more than homes without solar across Australia.
- Energy-efficient listings received 13.8% more views.
- Over 52% of houses sold included at least one energy-efficient feature, including solar panels.
- Strong demand in regional areas, with energy-efficient homes selling for up to $135,000 more on average.
“Energy efficient homes are no longer an ethical choice – they’re a smart financial choice, particularly given rising energy prices and mounting cost of living pressures,” said Dr. Nicolas Powell, Chief of Research and Economics at Domain. “Features like solar panels and energy smart designs can add tens, even hundreds of thousands to a home’s value.”
Future-Proof Your Home with Solahart
As Australia moves toward electrification, having a larger solar system now can prepare your home for future energy needs, like powering an electric vehicle (EV), heating, cooking, and more.
“The bigger the system, the better,” says Stephen Cranch, Solahart General Manager. “It makes sense to install a larger system now to power your current and also future household appliances like an EV, heat pump water heater, or induction cooktop.”
Beyond Solar Panels: A Complete Energy Solution
Switching to renewable energy involves more than just installing solar panels. Solahart offers a full suite of solutions to help you maximise savings and increase your property’s value:
- High-quality solar hot water systems that harness energy from the sun to heat your water.
- Heat pumps: ideal for homes where solar isn’t suitable; they draw energy from the surrounding air and transfer it to the water in your tank.
- Adding battery storage allows you to use excess solar power when the sun isn’t shining, further reducing your reliance on the grid and helping you save more on your energy bills. Learn more here.
- Bring it all together with a Home Energy Management System (HEMS). HEMS controls connected appliances in your home to use as much solar as possible and cheaper grid energy when required. Learn more here.
“With the shift towards renewables, the grid now has to deal with excess solar in the middle of the day when the demand is low,” says Stephen. “Consumers are paid a feed-in tariff for any excess solar energy. However, these feed-in tariffs have been reduced due to the surge in excess solar energy.
“As we become more electrified, it is a smart decision to use energy from the sun and reduce our grid energy consumption and energy costs.”
